Websites like www.uCheck.co.uk can get you the DBS check you need, and there aren’t many other startup costs aside from that. You know the best bit? You get free daycare for your child because you’re the one providing it!

Course Development

If you’ve ever browsed websites like https://alison.com or https://www.udemy.com, you’ll have found many courses. Then, if it proves popular, you’ll rake in the profits as a result. It’s a great way of making money from the knowledge you possess.

Franchise Business Investment

You don’t have to limit yourself to a select number of business opportunities. If you haven’t found anything you want to do on this list, that’s OK! But, to save the time and monetary constraints surrounding the establishment of a new business, you might have to cut some corners. A great way to do this is to invest in a franchise. These business opportunities provide you with your own setup, but the boring stuff is already done for you. That means you’re able to hit the ground running from day one — a luxury you’ll be glad for!

Early Planning Essentials For The Perfect Wedding

Your wedding day promises to be one of the best of your life. The planning stages can also be some of the most stressful. There’s so much to consider that your head will be spinning. Some small additions to your early planning can make your life much easier as the big day arrives. Breaking the mammoth task of planning into stages is sure to take a little of the stress away. Here are a few things you should start considering as soon as possible.

DRAW UP A BUDGET

It may sound simple, but planning your budget early on will be a lifesaver. Weddings can be a real money pit once you get into them and having a set amount in mind will help you know when to draw the line. That line will be a constant point to come back to when you’re at risk of getting lost in wedding mayhem. When you find yourself veering off track (which is likely to happen at some point, let’s be honest), your already planned budget with help put you back on level footing.

PICK A TIME AND DATE

You can’t get much done until you know a time and date. Get this out of the way as early as possible. A set date will give you a clear deadline to work towards, as well as allowing you to move forward with your other plans. With most venues getting booked years in advance, this is a case of ‘you snooze, you lose.’ Get booked up as soon as possible to avoid missing out on your dream venue or season.

WRITE A GUEST LIST

Guest lists are one of the most stressful aspects to consider in those early stages. Getting yours done as soon as possible will be a big relief. With your venue sorted, you should have some idea of numbers by now. Deciding whether to invite an uncle you barely know may seem like a stressful undertaking, but it’s necessary. Whether you’re having a big white wedding or a small affair, guests are going to play a big part in your day. Make sure you know who will be sharing the experience with you.

SAVE THE DATE CARDS

With your guest list already done, you can get started on your save the date cards. A new phenomenon, save the date cards can be a fantastic way to ensure all your guests have plenty of notice. They will also help make your wedding invitations easier when you get to them. Like venues, people need as much notice as possible. After all, you don’t want to risk your loved ones not being able to attend. These cards may seem like a huge task but think of it as a warm up for that looming time when your invitations need to go out. You can even match the style on your save the date cards and your invitations. With that in mind, this will definitely be saving you a job in the long run.

Getting Business Renovations Right: Essential Things to Consider

Sometimes a business needs to be renovated. Perhaps everything is starting to look old-fashioned, or you want to reconfigure a space. Maybe things are starting to fall apart a little, and it all needs an update. Whatever the reason for the renovation, it can take a long time to organise and carry out. Getting everything right can be complicated. There are a number of issues to consider. You have to think about whether you can stay open during renovations and how else it might affect your business. There’s your budget to take into account, and finding the right people to do the work.

Getting the Timing Right

Working out the timing on a business renovation can be difficult. It’s usually made harder if you’re a customer-facing business. For example, a store or a hotel could have problems if they have ongoing renovations disrupting business. Even if you don’t deal with customers face-to-face, it could mean disrupting work for your employees. Deciding on the timeline of your renovations is a vital part of planning it. You might choose to do it all quickly or to complete it in stages. Work out what will happen when different areas are inoperable due to the renovations. Will work be moved elsewhere or will part of your business shut down for a while?

Keeping Things Clean and Safe

Health and safety is essential to consider when you renovate your business. It’s especially important if you will still have staff or customers on site. You need to ensure that they are safe and won’t be affected by the activity, noise, and dust. You’ll need to think about issues such as skip hire so that the site can be kept as clean as possible. It’s a good idea to consider signs and perhaps surrounding the renovation site with wooden boards. They can both improve safety and let people know that business is continuing.

Hiring the Right Contractors

Finding the best contractors for the job can take longer than you might plan for. You need to weigh your options carefully instead of picking the first available one. There are also more professionals than you might think you need at first. For example, you could be speaking to architects, engineers, interior designers, and building planners. Make sure there’s plenty of time to find the right people and to put a plan into place.

Sticking to a Budget

You need to ensure your business has a set budget before you begin. Deciding what this budget might be can be tricky. You’ll have to look at what the renovation is likely to cost alongside what you can afford. It’s possible you could take out a loan to help pay for the renovation. There are many costs you’ll need to take into account. They range from designing your renovation to getting the work done. Don’t get caught out by anything unexpected.

Renovating all or part of your business premises could give them new life. However, it could be an exhausting project. Don’t take it on without considering all it requires.

Letting You Know The Things About Letting You Need To Know

If you want to be smart with your money, you have to do more than work for it. Most of the richest people in the world get smart not through their jobs but through their investments. Investing in trades, businesses and property. When it comes to a long-term investment, buying-to-let can be a very reliable method. It helps people set up a retirement or climb higher in the financial game. But you have to do it right. Here, we’re going to let you know what you need to know about letting.

Source

Getting a mortgage
Most people aren’t going to be able to flat-out pay for a buy-to-let house. For those who need to mortgage it, they need to look at the deal they’re getting in a variety of ways. First, they should be shopping around comparing different deals. It’s not just about the rates of interest or how much you have to pay each month. A lot of the better buy-to-let mortgages also have significant arrangement fees. You should also be sure that you have the means to pay for the mortgage in the worst case scenario. Obviously, in the best case, your rental properties should be helping you pay any mortgages. But you need to be prepared for the possibility that the house will go empty for a month or two.

Researching the locations
Once you’ve got your mortgage set, you need to look at the properties themselves. It’s a good idea to look at the area of the property and surrounding it. For real profit potential, you want to keep your ear to the ground for any areas that are seeing ongoing or future developments. These development hubs appear in cities and towns now and then and are the single biggest factor in property profitability. Looking at Buy-To-Let indices is a good way to see more general, stable returns on homes. You can also get a better idea by looking at the kinds of people and facilities in the location. Investing in student properties is a good way to get a steady income but requires a lot of work finding tenants regularly, for instance.

A helping hand
Throughout the process of buying and more, you want to make sure you have the right experts on your side. For example, groups like commercial conveyancing solicitors, Bannister Preston, when buying a home. The right conveyancing partners can help you oversee the transaction of buying the home. Making sure it’s in your favour and proceeding as smoothly as it should be. Legal teams can also help you make sure that your rental contracts and obligations are seen to. This helps you understand all your responsibilities. In terms of managing the home, you might also consider whether or not estate agents could take some of the work off your plate.

Setting your price
Money is the aim of the game, so it’s only right that you seriously consider what the price of your home will be. It’s a good idea to get a look at sources in your area. There are some objective qualities that will help you set your price, too. Qualities like the amount of rooms, physical measurements, updates and layouts can have a huge impact. You might want to push to the upper limit on what you could ask for rent. Particularly to get returns back on your investment quickly. However, if you’re not setting prices competitively enough, you will get a lot less interest. Consider investing for income as opposed to making huge returns immediately. That will end up being a more reliable option in the long-term.

Improving your investment
Of course, if you’re actively working to improve the quality of your investment, you should be pushing for a bit more rent. Home ownership continues to fall, meaning that more people are not only looking for places to rent, but high-quality options. You can fill the niche of top quality homes-to-let if you’re willing to put the work in. The bathroom and kitchen are two of the rooms with most potential for improving that value. If you have the space and permission, you should consider adding more square footage to the home. At the same time, consider the amount of garden space you keep. A view over a garden can do wonders for the appeal of a home.

Finding your tenants
Naturally, the most important part of getting a buy-to-let house is that you’re actually able to let it. One of the most common options is to entrust that duty to estate agents. Those agents can act as a bridge for landlords and tenants when the landlord isn’t able to put the effort in. However, you could be cutting off a sizeable portion of potential profit relying on them. If you’re starting with one property, it could be a better idea to learn how to find the right tenants yourself. Rental websites and social media could help you cover the digital side of advertising. It’s important to recognise that there are still plenty of good opportunities to be found in print media and local word-of-mouth.

Being a good landlord
When you’ve decided that a tenant seems like they would be a good, reliable fit, then it’s about managing your relationship with them. Your responsibilities often go further than just giving them a roof over their heads. For instance, it could be in your best interest to be the one who oversees all home maintenance. Establish a proper procedure that ensures prompt response times on your end. Make sure that you give the proper notice before visiting the property, which you do to check any issues tenants may not have noticed. Make sure any communication between you and the tenant is documented. You should also act like they’re doing the same, so keep check on how you speak with them.

From how you finance it to how you deal with your tenants. Every step in buying-to-let can make or break the deal. We hope the points above help you navigate those sometimes choppy waters to great success.

The Road To Recovery: Helping Yourself Heal After An Accident

Pixabay

Getting back on track after a serious accident can take a lot of time. As well as time-consuming, it can also be a huge strain on your emotions. During this frustrating time, it can often be difficult to see a light at the end of the tunnel. But, no matter how difficult you find this situation, it is always important to stay positive on your journey to recovery. Having a positive mental attitude can be one of the best ways to get back to your former self after a major trauma. But that isn’t the only way, though. In this blog, I’ll outline some of the best ways you can take care of yourself and help get back to being who you were before the accident.

Take Things Slow

It is very important not to rush your recovery. Remember, slow and steady wins the race! And that is especially the case when it comes to the healing process. Don’t try and push yourself too much. Otherwise, this could result in you injuring yourself, which can only increase the time your body needs to recover. Take things day by day, and make sure that you spend plenty of time resting, especially in the first few weeks after the accident.

Listen To Doctors

Your doctors will know exactly what you need to do to get better. So if they say you need to stay in hospital for at least a month, then you need to take this advice on board. It isn’t worth discharging yourself early, no matter how well you may think you feel. It is also imperative to keep on taking any drugs and other medication prescribed to you until you have completed the full course. Don’t just stop taking your medication because you feel better; this could result in a relapse. Your doctors and nurses want to get you back to full health as soon as possible. So listen to their every word and follow all the advice that they give you. You will then find that there are hardly any delays in your recovery.

Adapt To A New Way Of Life

If you have been in a particularly bad accident, some of your injuries may require you to adapt to a new way of life. For example, you might now have reduced mobility and could need a wheelchair. So there are certain adaptations that you will need to make to your life. Your home may need to be adapted for independent wheelchair access. It could also be worth having some special appliances and equipment installed in your home. If this is the case, it is important that you don’t try and resist the adaptations. By accepting your new life, you will be able to adapt better. Resisting could result in you injuring yourself and setting back your recovery time.

Seek Financial Help

Going back to work might not be an option for a prolonged period of time after your accident. Because of this, you might have to reassess your finances to help you stay afloat during your recovery. If you have managed to save plenty before the accident, you could have enough to live off without resorting to other funding. And don’t forget that you will be eligible to statutory sick pay for a limited amount of time while you are off work. This is only paid for twenty-eight weeks. After this period, it is up to your employer whether they still pay you or not. If they choose not to, then there are other ways you can receive money. There are a number of charities that specialise in getting money for those who are too ill to work. If you have limited mobility once you return home from hospital, you may not be able to return to your previous job. In this case, think about alternative work you can do from home, such as blogging or becoming a virtual assistant.

Get Help From Family And Friends

Your friends and family will be very keen to help you during this difficult time. However, some people may let pride get in the way, and they may not take up these offers of help. Don’t let this be you! If someone wants to help, let them! They will want to do everything they can to help you after your accident, so embrace the offers of help to make things easier for yourself.

Life after a major accident can be a big change. Just remember that there is a light at the end of the tunnel, and you’ll get there eventually.

Can You Trust Your Partner?

How much do you know about your partner? The person that you plan to spend the rest of your life with. Think carefully about that question. I would bet that they are nothing like the person you met on your first date. That’s because most people tend to pretend to be who they think other people want. For instance, you might tell a guy that you never miss the Sunday football match. Then, once you’re married, you can go back to ignoring football completely. That’s a small example so let’s think about something a little bigger. Do you have the same idea of what cheating is as your partner? You might think that cheating is talking to someone in a flirtatious manner. They might secretly think that it’s only cheating if there’s physical interaction. You see what I mean, and you can ask them. But can you trust the answer they give you? Here are my rules for knowing if you can trust your partner.

Phone Always On Them?

Picture Location

I don’t want to make people paranoid here. But, I would be wary of someone who won’t let you see or have access to their mobile phone. It’s incredibly easy to cheat on someone or cover something up if they never see your phone. I saw a Facebook post not too long ago. It said that ninety percent of relationships would end if the couple switched phones for a day. If your partner isn’t willing to switch phones, I guarantee there’s something on it they don’t want you to see. They may not be cheating, but there is certainly something that you don’t know about. You just need to decide whether can handle that level of secrecy.

Fool Me Once, Shame On You, Fool Me Twice…

You should think very carefully about forgiving someone who has broken your trust once. Particularly, if you forgave them straight away. If you forgave them, you’re sending the message they can do it again. They may well do it again too because there is a psychological cause behind infidelity. Most men and women don’t do it due to fun and games. They might be looking for approval, and this doesn’t change without help. I wouldn’t go as far to say once a cheater, always a cheater. I would, however, consider hiring a private investigations specialist. They can make sure your partner is not cheating on you again. Now, I know the argument here. If you do this, are you trusting them? I would say, they’ve already broken your trust, so they have lost that privilege.

A Stranger Like You

I know people who have used this tactic. I wouldn’t recommend it because most people don’t like what they find. However, if you’re curious, you can pose as a stranger, adding them on Facebook or any social media. Interact with them and see how they respond. They might flirt with you or completely dismiss any advances that you make. Or, they may confirm your worst fears.

As you can see, there are plenty of ways to test if you can trust your partner. Although, if you’re asking these questions that might say more about you rather than them. Unless, they have broken your trust before.

Everything you Need to Know about Estate Agents

Have you ever wondered what estate agents do, or considered a career as an Estate Agent? Well, estate agents take up the role of marketing and selling property on behalf of property owners. That is, they monitor the chain of buyers and sellers, liaise with the solicitor, negotiate with sellers and buyers as well as deal with all the paperwork.

Estate agents may also recommend to solicitors, surveyors as well as mortgage brokers to quick house buyers and sellers. Thus, you may talk to them even if you will not use their services. Unlike a popular misconception that estate agents double up as property valuers, this is not true. While some estate agents may give you a valuation of your property, the only valuation that is admissible by financial institutions is that done by professional surveyors.

Estate agents have a way of adding a positive spin on the description of properties, the same way a marketing expert may spin a title tag, or description of a website for seo purposes. This is a great way of selling property without offending clients. However, you need to be cautious because there is a degree of opinion involved in the description of the property.

Estate Agent Regulation

The definition of estate agents is solely the mandate of the Office of Fair Trading (OFT). Further, the Estate Agents and Redress Act 2007 and the Estate Agents Act 1979 regulate the operations and conduct of estate agents.
Additionally, estate agents may also subscribe to certain bodies like the Royal Institution of Chartered Surveyors (RICS). This is the principal body for UK property professionals dealing with commercial, residential as well as agricultural property. In fact, estate agents are legally required to belong to a redress scheme to trade as an agent. Consequently, agents who do not belong to any redress scheme as this governs agents.

Estate Agent Fees

When buying property, you are not required to pay estate agent fee. However, property sellers will pay between 0.75% and 3.5% of their property’s selling price in estate agent fees unless you are selling with a fast house sale agency. This can significantly have an impact on the amount that is due to you at the end of the transaction hence the need to consider negotiating for better rates. It is advisable that you check if the fee is inclusive of VAT, otherwise you may end up adding another 20% of the fee.

Overall, estate agents are an important link between property buyers and sellers. However, you need to understand that they may not always have your interests as heart as they are in business. Therefore, you will do well to research widely and understand the process so that you do not become a victim of estate agent traps.

Eating And Drinking Right To Cope With A Busy Work Life

A working day is usually long, often tiring and always challenging. When you pile one day on top of another, getting to the weekend always feels like a victory of sorts. Some days, just getting to home time seems like a battle won. One thing for certain is that if you want to make it through the day, you need all the help you can get. I don’t mean from your co-workers, although that’s nice. I mean from eating and drinking.

In The Morning: Energy And Awakeness

https://pixabay.com/en/coffee-drink-morning-cup-hand-830422/

You’ll see no shortage of articles around which talk about “How To Be A Morning Person“. They are aimed at the kind of person who wakes up feeling like they need at least two more hours’ sleep, the night owl. Truth is, if you’re not a morning person, you’re just not. However, that’s when work starts, so make the best of it. Good, strong coffee and a breakfast with protein will get you somewhere close to conscious. Plaster on a smile and head out the door!

Mid-Morning: Still Hanging In There?

Fruit and Nutrition - Eating Healthy - Nutrition Label

After a few hours, the familiar feeling descends as you remember you are as far away from lunch as you are from breakfast. You’re supposed to be working, but your mind is inventing sandwiches you’d really like. This is the correct time to deploy the banana! Or any other healthy snack, the point is to keep your blood sugar up. Pair it with a herbal tea at this point. Too much caffeine will make you jittery.

Lunchtime: Get Yourself Ready For The Second Half

Having had a protein-based breakfast, lunch is the meal that needs to be more of an all-rounder. Some protein isn’t a bad idea, certainly, but what you need is balance. Get some iron in the mix too, as you’ll need this to avoid a crash in the afternoon.

A tortilla or salad, with an iron-rich leaf like swiss chard and filled with roast beef (for carnivores) or lentil dahl for veggies. Try to avoid anything fizzy to drink here – water or fruit juice is best. And although there is still a fashion to have wine, beer or cocktails with lunch, forget it. You’ll feel like death by home time.

Mid-Afternoon: Rounding The Final Bend

Pretty much everybody is a clock-watcher in the last few hours of the working day. There’s no getting away from it, we are all mentally in the car on the way home, or at least trying to beat the traffic. Your mind wanders. You need coffee. It’s a good idea to have access to some espresso gear right about now, for a perk-up. Allow yourself some dark chocolate, or some nuts, at this point as they are good for concentration. You’re nearly there!

The general working day is busy, can be rushed and makes you change plans on a regular basis. Coming prepared and being able to roll with the changes is important. The more you stick to a smart eating plan, the more natural it will become to you. It’s amazing how much difference it makes to your day, and your week, when you’re equipping yourself for the battle.

Help Your Grandparents Pick The Perfect Care Home

If you’re worried about your grandparent’s health or safety, it might be time to start talking about care homes. It’s not going to be the easiest conversation you ever have, but it could help make their life more comfortable in the long run. If your grandparent knows how concerned you and your parents are, it might give them the push they need to start the process. Instead of letting them sort everything out for themselves, why not help them. Your grandparents will appreciate your assistance and input, plus it will put your mind at ease. So to find the perfect care home for your grandparents here is what you need to do.

Image link

Ask your grandparents what they want

It’s important to remember that it’s your grandparents moving into a care home and not you. What you might consider to be essential might vary from theirs. So before you do anything else, talk to them about what they would like. There are multiple kinds of care home throughout the UK and each cater to different needs. So understanding what they want beforehand is crucial to ensure they choose the right one. Talk to them about how much care they think they need and encourage them to be honest. They might think they need little assistance when in reality they need more extensive, specialist care. You also need to talk to them about where they want to be located. They might want to move closer to family or remain in an area they are familiar with.

Do research together

Research is a vital part of the process but can leave your grandparents feeling a little overwhelmed. So do what you can to help them find the information they need. Take your laptop to their home and start looking online for potential care homes. Research and talk through the varying types of care home available to them and which might be the best option. You should also look into how much it will cost and whether they are entitled to any support. The more information you can find the more informed your grandparent’s final decision will be.

Visit in person

Once you’ve got a few potential options in mind, you need to assess their standards. The best way to do this is by visiting in person. This can give you and your grandparents a more in-depth look at what living there would be like. Use this opportunity to talk to the staff and ask them questions. You can ask what the outcome of their last inspection was and if they use quality suppliers like Fairfield Care or Beaucare. You might also be able to talk to some of the residents and inspect the rooms while you are there too. This insight will be invaluable and ensure your grandparents move into a home that is clean, safe and well staffed.

Always remember to be patient and listen to your grandparent’s thoughts and opinions. This can be a stressful experience for them, and they may need time to come around to the idea. Be supportive to make sure the home they choose provides the best care possible.

Tell-Tale Signs He’s Cheated

Living with a partner whom you suspect of cheating is a horrible place to find yourself. All your emotions and finances are tied up in one person. And that can leave you feeling left out in the cold. In a word: you’re vulnerable. But a sneaking suspicion isn’t enough to convict him. What are the tell-tale signs that suggest he’s cheated?

He’s Suddenly Come Over All Shy With His Technology

Do you remember the days when he used to pass you his smartphone without a second thought? “Babe, would you mind punching in the address on the sat nav?” Or “would you mind seeing who that was who just text me?” Well, if he’s cheated, those days are long gone. Now he always gets up to read his phone or ignores it when he’s driving. You offer to read out the messages, but he declines. That’s not how he does things anymore, apparently. No, now only he and he alone can read his texts and posts on Facebook.

Of course, he might not be cheating at all. But in all likelihood, he’s keeping something from you. These days many women are hiring a private investigator to get to the bottom of it all, if only for peace of mind.

You’ve Noticed Drastic Changes In His Sexual Appetite

You might think that if he’s found a new partner, he’s going to be less interested in you. But this is not always the case. Some men, like some women, find it a turn on to have more than one partner at once. Remember, a new partner can initiate a rush of sexual appetite. Also, keep an eye out for changes in behavior in bed. Perhaps he’s just trying something new. Or maybe he learned it elsewhere.

Suddenly He’s Got Lots Of Friends And Work Responsibilities

It’s the most cliched cover story for affairs: working late at the office. But, surprisingly, it’s still used by men who cheat on their partners. Recently, Charles Orlando of Your Tango interviewed 50 married men who had cheated. They revealed their take on this standard alibi. One person interviewed said that he had flexible working options. He started seeing a new manager at work. And soon he was going to the office far more often than he used to. He told his wife that it was all part of the demands of his new job. But the reality was just that he wanted to hook up with his colleague. Rather than being a single night, business trips turned into affairs that went on for two or three days.

Rapid Changes In Appearance

Did your man always sport a beard? Did he always look so trim and athletic? If not, then it might be a sign he’s found another partner, especially if it seems to come out of nowhere. One man reporting to Orlando, said that he lost about ten pounds in a week after starting his affair. Why? Because of the body’s primal response to courtship. Our bodies know what looks good, apparently, so they start toning up for the occasion.
