Everything you Need to Know about Estate Agents

Have you ever wondered what estate agents do, or considered a career as an Estate Agent? Well, estate agents take up the role of marketing and selling property on behalf of property owners. That is, they monitor the chain of buyers and sellers, liaise with the solicitor, negotiate with sellers and buyers as well as deal with all the paperwork.

Estate agents may also recommend to solicitors, surveyors as well as mortgage brokers to quick house buyers and sellers. Thus, you may talk to them even if you will not use their services. Unlike a popular misconception that estate agents double up as property valuers, this is not true. While some estate agents may give you a valuation of your property, the only valuation that is admissible by financial institutions is that done by professional surveyors.

Estate agents have a way of adding a positive spin on the description of properties, the same way a marketing expert may spin a title tag, or description of a website for seo purposes. This is a great way of selling property without offending clients. However, you need to be cautious because there is a degree of opinion involved in the description of the property.

Estate Agent Regulation

The definition of estate agents is solely the mandate of the Office of Fair Trading (OFT). Further, the Estate Agents and Redress Act 2007 and the Estate Agents Act 1979 regulate the operations and conduct of estate agents.
Additionally, estate agents may also subscribe to certain bodies like the Royal Institution of Chartered Surveyors (RICS). This is the principal body for UK property professionals dealing with commercial, residential as well as agricultural property. In fact, estate agents are legally required to belong to a redress scheme to trade as an agent. Consequently, agents who do not belong to any redress scheme as this governs agents.

Estate Agent Fees

When buying property, you are not required to pay estate agent fee. However, property sellers will pay between 0.75% and 3.5% of their property’s selling price in estate agent fees unless you are selling with a fast house sale agency. This can significantly have an impact on the amount that is due to you at the end of the transaction hence the need to consider negotiating for better rates. It is advisable that you check if the fee is inclusive of VAT, otherwise you may end up adding another 20% of the fee.

Overall, estate agents are an important link between property buyers and sellers. However, you need to understand that they may not always have your interests as heart as they are in business. Therefore, you will do well to research widely and understand the process so that you do not become a victim of estate agent traps.

Eating And Drinking Right To Cope With A Busy Work Life

A working day is usually long, often tiring and always challenging. When you pile one day on top of another, getting to the weekend always feels like a victory of sorts. Some days, just getting to home time seems like a battle won. One thing for certain is that if you want to make it through the day, you need all the help you can get. I don’t mean from your co-workers, although that’s nice. I mean from eating and drinking.

In The Morning: Energy And Awakeness

https://pixabay.com/en/coffee-drink-morning-cup-hand-830422/

You’ll see no shortage of articles around which talk about “How To Be A Morning Person“. They are aimed at the kind of person who wakes up feeling like they need at least two more hours’ sleep, the night owl. Truth is, if you’re not a morning person, you’re just not. However, that’s when work starts, so make the best of it. Good, strong coffee and a breakfast with protein will get you somewhere close to conscious. Plaster on a smile and head out the door!

Mid-Morning: Still Hanging In There?

Fruit and Nutrition - Eating Healthy - Nutrition Label

After a few hours, the familiar feeling descends as you remember you are as far away from lunch as you are from breakfast. You’re supposed to be working, but your mind is inventing sandwiches you’d really like. This is the correct time to deploy the banana! Or any other healthy snack, the point is to keep your blood sugar up. Pair it with a herbal tea at this point. Too much caffeine will make you jittery.

Lunchtime: Get Yourself Ready For The Second Half

Having had a protein-based breakfast, lunch is the meal that needs to be more of an all-rounder. Some protein isn’t a bad idea, certainly, but what you need is balance. Get some iron in the mix too, as you’ll need this to avoid a crash in the afternoon.

A tortilla or salad, with an iron-rich leaf like swiss chard and filled with roast beef (for carnivores) or lentil dahl for veggies. Try to avoid anything fizzy to drink here – water or fruit juice is best. And although there is still a fashion to have wine, beer or cocktails with lunch, forget it. You’ll feel like death by home time.

Mid-Afternoon: Rounding The Final Bend

Pretty much everybody is a clock-watcher in the last few hours of the working day. There’s no getting away from it, we are all mentally in the car on the way home, or at least trying to beat the traffic. Your mind wanders. You need coffee. It’s a good idea to have access to some espresso gear right about now, for a perk-up. Allow yourself some dark chocolate, or some nuts, at this point as they are good for concentration. You’re nearly there!

The general working day is busy, can be rushed and makes you change plans on a regular basis. Coming prepared and being able to roll with the changes is important. The more you stick to a smart eating plan, the more natural it will become to you. It’s amazing how much difference it makes to your day, and your week, when you’re equipping yourself for the battle.

Help Your Grandparents Pick The Perfect Care Home

If you’re worried about your grandparent’s health or safety, it might be time to start talking about care homes. It’s not going to be the easiest conversation you ever have, but it could help make their life more comfortable in the long run. If your grandparent knows how concerned you and your parents are, it might give them the push they need to start the process. Instead of letting them sort everything out for themselves, why not help them. Your grandparents will appreciate your assistance and input, plus it will put your mind at ease. So to find the perfect care home for your grandparents here is what you need to do.

Image link

Ask your grandparents what they want

It’s important to remember that it’s your grandparents moving into a care home and not you. What you might consider to be essential might vary from theirs. So before you do anything else, talk to them about what they would like. There are multiple kinds of care home throughout the UK and each cater to different needs. So understanding what they want beforehand is crucial to ensure they choose the right one. Talk to them about how much care they think they need and encourage them to be honest. They might think they need little assistance when in reality they need more extensive, specialist care. You also need to talk to them about where they want to be located. They might want to move closer to family or remain in an area they are familiar with.

Do research together

Research is a vital part of the process but can leave your grandparents feeling a little overwhelmed. So do what you can to help them find the information they need. Take your laptop to their home and start looking online for potential care homes. Research and talk through the varying types of care home available to them and which might be the best option. You should also look into how much it will cost and whether they are entitled to any support. The more information you can find the more informed your grandparent’s final decision will be.

Visit in person

Once you’ve got a few potential options in mind, you need to assess their standards. The best way to do this is by visiting in person. This can give you and your grandparents a more in-depth look at what living there would be like. Use this opportunity to talk to the staff and ask them questions. You can ask what the outcome of their last inspection was and if they use quality suppliers like Fairfield Care or Beaucare. You might also be able to talk to some of the residents and inspect the rooms while you are there too. This insight will be invaluable and ensure your grandparents move into a home that is clean, safe and well staffed.

Always remember to be patient and listen to your grandparent’s thoughts and opinions. This can be a stressful experience for them, and they may need time to come around to the idea. Be supportive to make sure the home they choose provides the best care possible.

Tell-Tale Signs He’s Cheated

Living with a partner whom you suspect of cheating is a horrible place to find yourself. All your emotions and finances are tied up in one person. And that can leave you feeling left out in the cold. In a word: you’re vulnerable. But a sneaking suspicion isn’t enough to convict him. What are the tell-tale signs that suggest he’s cheated?

He’s Suddenly Come Over All Shy With His Technology

Do you remember the days when he used to pass you his smartphone without a second thought? “Babe, would you mind punching in the address on the sat nav?” Or “would you mind seeing who that was who just text me?” Well, if he’s cheated, those days are long gone. Now he always gets up to read his phone or ignores it when he’s driving. You offer to read out the messages, but he declines. That’s not how he does things anymore, apparently. No, now only he and he alone can read his texts and posts on Facebook.

Of course, he might not be cheating at all. But in all likelihood, he’s keeping something from you. These days many women are hiring a private investigator to get to the bottom of it all, if only for peace of mind.

You’ve Noticed Drastic Changes In His Sexual Appetite

You might think that if he’s found a new partner, he’s going to be less interested in you. But this is not always the case. Some men, like some women, find it a turn on to have more than one partner at once. Remember, a new partner can initiate a rush of sexual appetite. Also, keep an eye out for changes in behavior in bed. Perhaps he’s just trying something new. Or maybe he learned it elsewhere.

Suddenly He’s Got Lots Of Friends And Work Responsibilities

It’s the most cliched cover story for affairs: working late at the office. But, surprisingly, it’s still used by men who cheat on their partners. Recently, Charles Orlando of Your Tango interviewed 50 married men who had cheated. They revealed their take on this standard alibi. One person interviewed said that he had flexible working options. He started seeing a new manager at work. And soon he was going to the office far more often than he used to. He told his wife that it was all part of the demands of his new job. But the reality was just that he wanted to hook up with his colleague. Rather than being a single night, business trips turned into affairs that went on for two or three days.

Rapid Changes In Appearance

Did your man always sport a beard? Did he always look so trim and athletic? If not, then it might be a sign he’s found another partner, especially if it seems to come out of nowhere. One man reporting to Orlando, said that he lost about ten pounds in a week after starting his affair. Why? Because of the body’s primal response to courtship. Our bodies know what looks good, apparently, so they start toning up for the occasion.

Most Unique Places to Get Married At

Destination weddings have become increasingly popular over the years and they’re a great option for all couples who wish to experience something new and perhaps even combine their honeymoon and their big day into one magnificent event. If you’re feeling adventurous and are in urgent need of some inspiration, then perhaps these breathtaking places will help you decide on the best location for your big day.

Up in The Air

This wedding idea is certainly not for the faint hearted. Couples who wish to experience their special day on the fly can now say their vows in mid-air. In Albuquerque, New Mexico, couples are granted an opportunity to tie the knot in a hot air balloon at the International Balloon Fiesta. Not only will you have the chance to see the world from the bird’s-eye view, but hundreds of other colourful balloons flying around you will make your day simply astonishing. The best thing is that there are balloons that can accommodate up to 12 people, so your closest friends and family members can spend this special day with you.

Conserve Your Love

Married2

For those willing to experience the enchanting appeal of Mother Nature, surrounding themselves with species of extraordinary plants and colourful flowers, the best choice is to choose a conservatorium as your wedding venue. The high glass ceiling, stunning water features and alluring scents will create a magical setting for your wedding reception. The United States has a great number of botanical gardens that can serve as wedding venues, such as the Planterra Conservatory in West Bloomfield, but these spaces are available all around the globe, so it’s a good idea to check with some local greenhouses.

Caved In

The sound of waves breaking onto the shore, the smell of the sea and the gloomy visual of the surrounding stalactites should be enough to persuade you to create an unusual cave wedding. The archaic setting on the seaside cliffs and the magnificent view of the open sea, gives this location a truly surreal touch. Such Bridal Caves exist in Missouri, but if you’re craving that Mediterranean ambience, you can always choose a seaside cliff wedding venue in Southern Italy.

A Grain of Sand

Married3

Can you imagine a faraway land without a soul in sight? A place where the days are permeated with endless sunshine, the night sky is filled with dazzling stars and all you can hear is the winds howling through the golden sand. Yes, a place such as that exists and gives willing couples an opportunity to experience the true splendour of the Sahara Desert. In the midst of the sparkling sand dunes, there is a luxurious desert camp, enriched by the Moroccan allure, with nothing else in sight but a few camels passing by. A truly mystical setting for all those couples wishing to dive into the enchanting world of the Middle East.

For more urban, and yet far enough lands, look for a wedding venue in Sydney. Nothing strikes the right cord as the beach wedding “down under” does.

Medieval Fantasy

If you have finally found your prince charming, that means that all you need is a delightful castle to organize a perfect medieval wedding. Not everybody has the chance to realize their dreams and if you want a true princess bride wedding day, then you deserve a castle wedding venue. Depending on your desires, you can find a castle fit for a king and queen in New

York City, Honolulu or even in Sicily.

In the last couple of years, many couples have decided to ditch the classic wedding norm and do something out of the ordinary. After all, this special day should be a representation of you two, your love and your whole relationship. This is exactly why it’s important to create an unforgettable wedding day, something memorable that is going to last a lifetime. These ideas can certainly help you find a perfect place to celebrate your love.

Facing Acne

Nearly 50% of Millennials Suffer From This Condition

Acne Scarring.  If you haven’t been an acne sufferer, this will probably seem like just another article on what’s often disregarded as a teenager’s petty pimple problem. Many who haven’t been plagued with the condition think: “It’s not serious; there’s just a few zits and scars.  Get over it.”

Dermatologists, psychologists and acne sufferers, including an increasing number of adult Millennials, have a very different view. Both scientific evidence and personal experience, demonstrate acne and its scarring can have a profound and lasting impact on an individual.

Acne, Prevention & Scarring

Because of the serious impact acne and its scars can have (more on that below), it’s important to understand some basics and gather a few resources for future use.  According to the American Academy of Dermatology (AAD), acne is, a “chronic inflammatory skin condition, is characterized by blackheads, whiteheads, pimples and deeper lumps (cysts or nodules) that occur on the face, neck, chest, back, shoulders and upper arms.” It can develop at any age.

As for prevention, both the AAD and the Mayo Clinic provide great acne prevention recommendations. Those include guidelines such as cleansing daily; using noncomedogenic, non-acnegenic and oil-free cosmetics; and applying over-the-counter (OTC) acne cream or gel to help dry excess oil.

Effective OTC treatments do exist, especially for minor to moderate acne, (not typically for deep cysts and nodules). But does Proactive really work? Studies and reviews show that high cost equals high quality. So when OTCs fail to work or acne and its scars are interfering with your life, it’s time for professional advice.  Acne is a medical condition, so consult with a dermatologist. Early intervention is the best way to stop acne and prevent scarring.

Scarring occurs when acne lesions damage the structure of the second layer of your skin, the dermis.  If you avoid poking and prodding pimples, that will help to prevent scarring and infection of acne lesions.

Just as there are many types of acne, there are many types of scars. Scars are often permanent with discoloration impacted by sun exposure and appearance heightened by aging skin.  According to a dermatological research paper in the National Center for Biotechnology Information library, doctors often treat scars based on their classifications. This resource is informative, even if a bit technical, and available to the public.

The Impact of Acne & Scarring

Facial appearance represents an important part of a person’s perception of his or her self-image and can seriously impact self-esteem. Unlike the back, the face is typically uncovered, and is the locus of most human interactions. In the era of selfies and FaceTime, this is true perhaps now even more than ever.

In Psychology Today, Ted Grossbart Ph.D., records his research about and clinical experience with individuals who have chronic skin disorders like acne.  In his article, The Emotional Impact of Skin Problems, he says: “Just as signals of psychological and emotional stress can lead to skin disorders, skin disorders often lead to psychological distress.”

In addition to psychosocial impact acne and its scars have on sufferers, the financial costs associated with treatment are high, exceeding $3 billion annually.

Solutions for Scar Sufferers

The good news? A growing number of highly effective treatments for all types of scarring appear or are perfected every year. Thus, dermatologists can deploy these to help alter not only a patient’s appearance, but also to positively shape the way a person feels about him or herself and the lives they lead.

Treatments to reduce the appearance of scars, such as products including topical retinoids and silicon gels, have proven efficacious. Depending on the type of scarring, dermatologic surgeons also have other techniques at their disposal.

Some popular and effective options recommended by the American Academy of Dermatological Surgeons include: chemical peels, dermabrasion, derm fillers, laser/light therapy, laser resurfacing, microdermabrasion, and non-ablative laser rejuvenation.

Even after a person’s physical scars are gone, psychological ones can remain. It’s the psychological scars that Grossbart and other psychologists and counselors treat in their clinical practices.
Scores of acne sufferers are helped every year by the combined efforts of psychologists and dermatologists. So reach out, if you’re in need. You’ll find the assistance you’re looking for.

17 Surprising Facts About Weddings

Weddings are a fascinating social phenomenon. And like the people involved in them, they’re diverse. Here are some surprising, funny and downright ridiculous facts about weddings.

1. If you know anything about weddings, you’ll know that it’s traditional to throw rice at the newly married couple. But, what if you grew up in Czechoslovakia. Here they don’t throw rice at the newlyweds; they throw peas.

2. In Greece, soon-to-be-wedded wives stow cubes of sugar under their dresses. This is so that they can “sweeten” the resulting marriage.

3. Have you ever wondered if there’s a way of finding out whether you should marry somebody without getting to know them first? Well, the Romans thought there was. Romans studied pig entrails to work out whether a couple was suited.

4. The most expensive wedding ever cost a grand total of $44 million or about £35 million. The wedding was between Sheik Rashid Bin Saeed Al Maktoum and Princess Salama in Dubai.

5. Some wives have found their future husbands wearing their wedding dresses, locked in an embrace with their best man.

6. The average spend on wedding invitations, like pocketfold wedding invites, is more than £400.

7. You might think that weddings today are superstitious affairs. But back in ancient times, things were a lot worse. Both the Greeks and the Romans believed that the bridal veil protected brides against evil spirits. And that tradition continued down the generations. We have that tradition today because Romans brought their weddings with them when they conquered England.

8. Ever since Queen Victoria married Albert, it’s been the fashion for brides to wear white in the West. But Westerners weren’t the first to decide that wearing white was best. No – that title goes to the Japanese, who have been wearing white at weddings for centuries.

9. The James Bond films first popularised the idea that diamonds are forever. And even before, then diamonds have been seen as a symbol of marital permanence. But diamonds are not the only precious stone linked to marriage. According to experts, aquamarine is also associated with marriage. It’s meant to symbolise harmony and ensure that the marriage is long and prosperous.

10. China is the most populous country on the planet, even with the one-child policy. But do you have any idea of how many marriages happen there every day? The number is a staggering 26,000. That means that every month over 800,000 couples tie the knot.

11. Wedding dresses have always been a big part of every wedding, figuratively speaking. But one German bride made her dress a big part of the wedding in the literal sense too. The dress was 515 feet long. That sparked a trend that caught on globally. Just last year a new record was set in the Chinese province of Xiamen, Fujian. The dress measured over 8600 feet long – or more than a mile.

12. Have you ever wondered where the stag do originated? I’m sure you’ll be surprised to find out that its origins are actually to be found in the ancient world. It’s believed that Spartan soldiers first instituted the tradition in ancient Greece. The idea was to have a wild party to say goodbye to single life. Little has changed.

13. Today it’s easy for other people to work out whether the couple-to-be are siblings. But in the past, it wasn’t: and it was a big problem. The reading of the banns was a tradition designed to solve this. It was a Catholic invention, and the idea was to make sure that the bride and groom weren’t somehow related.

14. The month of June has always been a favorite month for weddings. But have you ever wondered why? Well, it’s because Juno was the Roman goddess of childbirth and marriage. Getting married in June is supposed to be good luck.

15. You may have heard about people marrying their cars and their boats. But where did the tradition of marrying inanimate objects come from? One of the first instances of this sort of thing occurred back in 1976. A secretary from Los Angeles decided that she had had enough of looking for a man to marry. So instead she decided to marry a four-stone rock. The two were wedded in front of about two-dozen witnesses.

16. We’ve all heard about best men who are best men at multiple weddings. But have you ever wondered what the most times any individual man has been a best man? It’s 1,000 times, and it’s a record held by a rather popular Malaysian.

17. According to English folklore, Saturday is the most unlucky day to get hitched.

How to own your wedding without breaking the bank

With the rise of online sharing and visual documentation comes huge pressure to be the best and look the best. There are certain events that certainly feel the raff of these changes, weddings are one of them. Making your wedding day look like a page on Pinterest is increasingly difficult and expensive. Like a lot of things in life, with great expectation and planning comes huge expense. Weddings are certainly no exception. As our tastes become more advanced our budgets certainly feel the weight of our imaginations. For this reason, I’d like to share some top tips to help you save the pennies. Here’s how you can create your dream day without breaking the bank and feeding your beloved guests sausage rolls, as lovely as they are, it won’t look good on Instagram.

Your day is about one thing and one thing only, you and your loved one making a beautiful commitment. When wrapped up in the excitement of it all it’s important you have somebody documenting the day for you. Wedding photographers are a perfect way of making sure you have a keepsake that will remind you of the special moments. However, they come at a cost. Look for photographers starting out in the industry. This does not mean you are going to lose quality, arrange to see their body of previous work in detail and of course outline your needs for the day. Another top tip and a great way to bring an element of fun and participation to the day is by placing disposable cameras on the tables for your guests to use at their own free will. This encourages your guest to get on their feet and be involved. Not to mention how great the disposable images will look placed in a frame and added to your new home. The photos are sure to capture the fun filled aspect of your wedding.

With regards to music, I’d like to think we are behind the days of your typical ‘wedding DJ’ assuming we are all huge ‘Take That’ fans and love nothing more than Robbie Williams on repeat. That’s not to say that we didn’t love it at the time but tastes are shifting and we are ready for something more alternative. Perhaps you are lucky enough to have a friend who plays in what happens to be a great live band. Question if discounted ‘mate rates’ would be an option, maybe you have something you could repay the favour with at a later date. Better yet, invest time into making your own playlist. Buy a docking station and suitable speakers that are sure to get people on their feet. Indeed, making a playlist that will last the entire evening of your wedding may seem like a daunting task but there’s nothing like asking for a little help from your friends. Combine your own and your partner’s favourite jams and additionally include the top picks form your guests, this way you’re sure to have tracks to suit everyone’s party needs.

There is however, no party without a venue. Finding affordable wedding venues can be like finding a needle in a hay stack. Ways to try and scrimp back the pennies when booking your venue is to consider marrying on a day that isn’t a Saturday. Yes, we all want to get married on the weekend, it makes life easier for our guests and means nobody has to take time off work. Give your loved ones enough notice and I really don’t see how this will cause an issue. Fridays are a great choice, not many people will argue about having to take a long weekend off. Open your venue search to areas, stretching out further than the city. Barns are fast becoming a popular choice, granted they too can still be pricey but generally they have already been done up with all the swanky fittings. Using your skills and anyone else you can convince to help, get creative designing your own venue decorations. I’ve learnt there is nothing a bulk pack of fairy lights can’t solve.

Finally, every bride wants to look their best on their big day. Another area you can certainly cut back on is hair and make-up. Don’t panic, I’m not suggesting you scrap this all together. I do understand it’s just as important as the dress, I certainly would not be seen without it on my wedding day. I would however grab a friend and together teach ourselves the tricks of the trade. Especially when it comes to make up, the internet is jammed video tutorials telling us what new expensive make up to buy next and how of course we should be applying it. Invest time learning the ropes and you and your friend can make use of your new skill come the big day. You are of course free to do as many try outs as you so wish.

It’s important you don’t get too bogged down with the financial side of planning your wedding. Sure, it’s important and requires thought. But know that you can still achieve a beautiful day without having to spend your entire life savings. Know that so long as you encompass what makes you and your husband or wife to be so special, both you and your guests will be happy. Not to mention the bank balance. Happy wedding planning!
